Project ready to move ahead

In August, 2009, the City of Yuma approved the Annexation, Development Agreement and Rezoning for the Laurel Project. They also adopted the Pattern book under the Smart Growth Overlay Ordinance.
Laurel is the first project to be approved under the new City of Yuma Smart Growth Overlay designation, which provided greater flexibility in designing new projects which adhere to smart growth principles. Urban Community Partners, the Project Managers for Laurel, collaborated with the City of Yuma and Urban Design Associates the projects land planning firm in the drafting of the overlay document to ensure its practical application.
Laurel is a Traditional Neighborhood Design project, the first in Yuma and incorporates a mixture of uses, building types and tenures in a compact walkable intensely livable design. There are a total of 1,169 new homes with up to 225 accessory units, a 40,000 square foot retail Main Street, a Hotel Spa, 90,000 square feet of business park, and a 25 acre local community farm.
Laurel is situated on the northeast side of the City of Yuma bordering 24th street and near the Araby interchange with Interstate 8. Nearly 9 million cars pass within site of Laurel annually along Interstate 8. Laurel is adjacent to existing residential development and nearby schools (Elementary, Junior, High School and Arizona Western College) new churches, fire station and commercial development.
The project has attracted much interest due to its innovative design and the inclusion of a local farm, village Main Street, and unique pedestrian village.
