The planning process included a strong and successful effort to obtain and incorporate public input. As a result, the proposed development plan for the new Mills Ranch neighborhood responds effectively to the aspirations of community residents and stakeholders. The planning process included a three-day public workshop (March 18 – March 20, 2003) during which the project team actively engaged residents and stakeholders in a dialogue about their vision for the development and their responses to the preliminary design concepts being explored.

Urban Community Partners has partnered with Woodman Development and land owner Roger Mills to plan, develop and construct a new neighborhood based upon Traditional Neighborhood Design planning principles. The development Team hired Urban Design Associates from Pittsburgh, PA to act as the Master Planner.
    The proposed Mills Ranch development is located at the southeast edge of King City in the Central Salinas Valley of Monterey County. The proposed Mills Ranch development consists of a 92.32-acre site that has recently been annexed along with an adjacent property (Meyers Ranch) by the City. The Mills site is 92+-acre and is currently agricultural land that will be transformed into a residential neighborhood of 400 new houses. Several neighborhood parks, including a large park at the heart of the neighborhood, are peppered throughout the site to provide residents with conveniently located, neighborhood-oriented recreational amenities such as tot lots, playgrounds, and passive open space. One commercial building is being proposed for the neighborhood at the northeast corner of the site at the intersection of San Antonio Avenue and Spreckels Road.
    The site is adjacent to the Arboleda neighborhood development being proposed by for the Meyer Ranch. Together, the two new neighborhoods are being planned to provide the city with much needed new housing stock in a range of affordable levels.
