The project is being planned and developed in partnership with the County of Monterey. A vision for East Garrison was crafted during a series of public workshops. This vision calls for creating a new community based on the principles of Smart Growth, Sustainable Development and Traditional Neighborhood Design. Through this public planning process, it was concluded that a higher density, more compact and more people friendly place should be built at East Garrison. This vacant site will be transformed into a vibrant, mixed-income, mixed-use neighborhood that recreates the best qualities of traditional American Towns - affordable housing, walkable streets, readily accessible amenities, and attractive neighborhoods. It will be a place where artists thrive and cultural heritage is celebrated. It will have shopping and community services. It will honor veterans and be sensitive to the environment. Designed on a human scale and with respect for the surrounding natural habitat, East Garrison will be a welcome new member of the Monterey County Community.


Urban Community Partners, acting as the project management lead, together with Woodman Development and William Lyon Homes have partnered to redevelop East Garrison into a new mixed use/ mixed income community.
    Comprised of 244 acres on the former Fort Ord Army Base in Monterey California, East Garrison sits on a bluff overlooking the historic Salinas Valley. The community will consist of three residential neighborhoods surrounding a mixed use town center. Approximately 1400 homes, 86,000 square feet of commercial/institutional uses and 100,000 square feet of artist studio space will be developed. In addition, East Garrison will contain approximately 45 acres of natural open space and improved parks.
    A full spectrum of housing opportunities will be provided in the neighborhoods ranging from apartment residences, live/work, town homes and single family detached houses. All houses will be constructed in one of four vernacular styles: Garrison Revival, Picturesque Camp, Monterey Revival, or Garrison Craftsman.
