Historic Del Monte Warehouse and Encinal Terminal Alameda, CA

Urban Community Partners, LLC was retained by the City of Alameda to undertake a visioning and planning exercise to facilitate the revitalization of one of the City’s last remaining waterfront properties: The historic 250,000 sf Del Monte warehouse and adjacent Encinal Terminal and Chipman properties.

The goal of this assignment was to work with the City, the property owner and planning team to develop a vision and concept plan consistent with the City’s Northern Waterfront plan. The outcome of the process was to develop a long term vision and implementation strategy for the revitalization of the properties to ensure maximum value creation for the property owner, public access to the water and a mixed use development adding much needed tax revenue for the City.

Working collaboratively with the City, planning team and owner, an overall vision, concept plan, capacity test and specific initiatives were generated which, with further Council and public direction, additional market and financial analysis, this initial visioning will help drive the City strategy for this important waterfront site.
